It is drafted in accordance with applicable Spanish and European Union law, in particular Regulation (EU) 2016/679 (GDPR), Spanish Organic Law 3/2018 (LOPDGDD) and Article 22.2 of Law 34/2002 on Information Society Services and Electronic Commerce (LSSI-CE).
What is a cookie?
A cookie is a small text file that a website stores in the user's browser or device when visited. Among other purposes, it allows the website to remember information about the visit (for example, to keep a session logged in) or to collect data about how the site is used.

The public website of UTOPIA FLATS S.L. uses only strictly necessary (technical) cookies. Specifically:
- A technical session cookie, provided by our authentication and database provider (Supabase), used exclusively in the owner's private panel to keep the authenticated session active. It is an `httpOnly` cookie (not accessible by client-side scripts), necessary for the secure operation of the private area.
This cookie is not used on the public pages of the site and is only set when an authorized user accesses the private panel.
Language selection (`/es`, `/en`) is handled through the URL and not by means of cookies.

Cookies this site does NOT use
At this stage, the public website of UTOPIA FLATS S.L. does not use:
- Analytics or audience measurement cookies.
- Advertising or behavioral advertising cookies.
- Third-party tracking or social media cookies.
- Non-essential personalization cookies.
No browsing data is shared with third parties for advertising or profiling purposes.
Why isn't a cookie banner shown?
In accordance with Article 22.2 of the LSSI-CE and the guidelines of the Spanish Data Protection Agency (AEPD), technical or strictly necessary cookies are exempt from the obligation to obtain the user's consent.
Since the public site uses only a technical session cookie in the owner's panel, and no analytics, advertising or tracking cookies, it is not necessary to display a cookie consent banner. This information policy fulfills the transparency obligation required by law.
Managing and configuring cookies from your browser
Although the cookies used are strictly necessary, the user may at any time configure, block or delete the cookies stored on their device through their browser's settings. Please note that blocking the technical session cookie will prevent proper access to the owner's private panel.
